The project was conceived under a methodology-driven design approach, where BIM served as the backbone for decision-making, coordination, and execution across all disciplines. The development of the office buildings within the Centro Ferroviario Monterrey represents a highly complex achievement, integrating multiple systems—from topographic modeling and site grading to architectural, structural, and engineering solutions—into a cohesive and efficient platform. This holistic approach enabled the synchronization of infrastructure, buildings, and services within a single digital environment, ensuring technical precision and operational clarity. The result is a robust and scalable solution that supports both current functionality and future expansion, establishing a new benchmark in the design and coordination of large-scale industrial campuses.
The project implemented a modular development strategy that allowed for rapid adaptation to evolving client requirements. Through the use of parametric and coordinated BIM models, the design team was able to respond to changes in real time, maintaining consistency across all disciplines while accelerating decision-making processes. This flexibility enabled the project to achieve significant milestones in record time, optimizing both design iterations and coordination workflows. The modular logic not only ensured efficiency during the design phase but also laid the groundwork for streamlined construction and future scalability, reinforcing the project’s strategic value as a dynamic and adaptable infrastructure system.
