BIM Modeling – Architecture & Structure (LOD 400)

The architectural and structural BIM models were developed at Level of Development (LOD) 400, ensuring fabrication-ready accuracy and constructability validation. For this government building, the modeling scope included detailed representation of structural systems, architectural components, and assemblies, incorporating precise geometry, materials, and specifications required for execution. Additionally, the models served as a critical tool for informed decision-making, enabling the evaluation of design alternatives, optimization of technical solutions, and alignment with project objectives. The models were structured to support downstream uses such as quantity take-offs, shop drawings, and construction sequencing, guaranteeing a high level of reliability and coordination across all project stages.

Multidisciplinary Engineering Coordination (LOD 400 Integration)

A comprehensive coordination strategy was implemented to integrate all engineering disciplines within a unified BIM environment. At LOD 400, the models enabled advanced clash detection, interference resolution, and validation of installation tolerances across MEP systems, structure, and architecture. MDL’s coordination workflows ensured alignment between design intent and construction requirements, minimizing field conflicts and optimizing installation efficiency—critical for government facilities with high operational and compliance demands.Simultaneously, cost control was managed through 5D BIM integration, linking LOD 400 models to detailed quantity extraction and cost databases for accurate budgeting and financial tracking. Lean Construction principles were applied to streamline workflows, reduce waste, and enhance productivity, enabling efficient resource allocation and data-driven decision-making throughout the project lifecycle.
